    Security Bond

A security bond is taken on the understanding that you and all members of your group will take care of and cause no damage to the property rented during your stay. Any refusal to pay a security bond will mean the booking cannot be made or will be cancelled, at your own loss.

A security bond of £750 is pre-authorsised against a registered credit or debit card 7 days prior to your arrival date (through Yapstone HolidayRent payment portal). This amount is held for 7 days. If the property sustains damage, loss of contents or any additional costs incurred during your stay (including extra cleaning), we will contact you with a report, including a quotation for repair. The deduction(s) will then automatically be made from your security bond. If the property is left as you found it; with no damages, extra cleaning or breakages the £750 security bond will be 'released' back to the card you registered with us. Please note that if a security bond payment is charged due to damages; this will show on your bank statement as the amount deducted. For example if we charge £50 you will see a deduction of £50. The remainder of the security bond was never 'taken' as a payment so you will not see any refunds of for example in this instance of a refund of £700.

Previous Damages: If for whatever reason there has been damage caused to the property by previous guests please let us know by email, immediately on your arrival.

Should the bill for repair/losses/damages amount to more than the security bond that is lodged, we will contact you with an invoice for immediate payment.

We are a 'green' property and recycle after every guest's stay. You are required to separate your recycling and leave it in the correct bins. Failure to do this will result in money being deducted from your security bond.

Our property is non-smoking. External ashtrays are provided outside and we ask that you do not throw your cigarette buts into the outside areas. Anyone found to have been smoking within the property will receive an automatic fine of £200.00. If you are smoking outside please ensure the external doors are closed to prevent any smoke from entering the property.

If you move furniture in Howgills Barn, we expect everything to be placed back to its original position upon your departure. If there is any damage to furniture your bond will be charged accordingly. We thank you for your understanding and cooperation.

Perfect Venue 4.7/5

My friends and I came here for 2 nights for a chilled out stag do. The venue was perfect. Really clean, could host many guests with activities on site. I met the owners of the barn whilst on site and they were so warm and welcoming. Would gladly return in future!

Wonderful visit with friends 4.5/5

My friends and I stayed at the Howgills Barn for four nights over New Year's. It was a wonderful stay and everyone said it was the best venue we have stayed in yet. The best part about the accommodation was probably the variety of spaces. As well as the large living/dining space, there was also a cosy sofa room upstairs (where the downstairs noise couldn't be heard), and a games room downstairs. The large living/dining space had big tables that were good for playing games, as well as for meal times, plus there was a sofa section at the end, which felt like it provided an additional space for people to hang out in. The two kitchens had all we needed and were well stocked with cooking equipment and crockery. Between them and the large additional drinks fridge, there was more than enough space for all of us to keep what we needed in the fridge. All the glasses we could need too, which was a real bonus. Rooms were quite small, but all fairly quiet and removed from the social rooms, which was great. Location was perfect. Walking distance to four or five pubs as well as to food shops. Plus we were able to set off on a big beautiful walk around the Howgills straight from the Barn. It was a brilliant stay and I would highly recommend that others stay there.

FANTASTIC!! 5/5

Where do I even start on this absolutely fantastic accommodation. Right from the beginning the team during the booking process were extremely helpful! They were flexible on payments, organising early check in times, answered any questions I had and directed me to services and activities available to additionally book. When we arrived at the Barn we were swiftly greeted by the owner to complete the induction. Not only did the venue have breathtaking views and fantastic facilities it was immaculately presented. Our stay was to celebrate a hen party of 20. Howgills Barn was more than accommodating for that number of people. The cooking facilities, bedrooms, showers, laundry facilities- amazing!! The hot tub was brilliant, on our second day it was topped up in the morning ready for another dip! While the girls nursed their sore heads- the mums of the group embraced the beautiful local walk into Sedbergh village. We booked The Occasional Bartender for a cocktail masterclass which was so much fun! The cocktails were delicious, it was great value for money- Simon was professional, friendly and helpful with his ideas on which cocktails to make!. We loved it! I also booked The Flatbread Trailer for catering services- we had a 3 course meal which was delicious! Again Marc and the team were professional, friendly and the food was top quality. We transformed the games room at Howgills Barn into a DISCO room using our own decorations! We all wanted to respect the place and rightly maintained tidying and cleaning up! Overall, I can’t recommend Howgills Barn, The Occasional Bartender and Flatbread Trailer enough! I haven’t stopped talking to people about our weekend and I will certainly look to book here again for future events and recommend it to all my friends and family. Thank you all so much and hopefully see you soon!

Perfect accommodation for a large group of friends and their children. 5/5

We had a wonderful 3 night stay at Howgills Barn this week. The barn was ideal for our group and provided all the facilities we could have hoped for. The accommodation was clean, comfortable and well maintained. The kitchen facilities offered everything we needed and more. All the bedrooms being en-suite was a real bonus. Finally the terrace, bbq and hot tub really made our stay as we were blessed with glorious weather. With the stunning scenery we could have been anywhere in Europe- bliss! Hoping to return next year, a big thank you to Nigel and his family for looking after us…and sorry again about the Elaine Paige medley on the first night!

A long overdue weekend at Howgills 5/5

I’ve just returned from a fabulous weekend away at Howgills Bunk Barn. The trip with friends was long overdue after rescheduling due to COVID, but it was definitely worth the wait and didn’t disappoint. The bunk barn itself had been improved with a new and improved kitchen plus bedding and towels provided throughout. The new TV was a hit with the teens as they could watch Netflix and YouTube on it apparently. I preferred to sit outside soaking up the beautiful view chatting with friends. We had some great walks and the pubs in Sedbergh had great outdoor seating. We sampled both the Bull and the Dalesman. We also had a great take away curry from the Mango Tree in Kirkby Stephen. The hot tub was amazing and enjoyed by everyone. As we left a team turned up to give it a deep clean. Altogether just a fantastically normal weekend with friends. Just what we’ve all been waiting for. Thanks so much Nigel and team for providing such excellent facilities! Our kids say it’s their favourite holiday of the year and I’ve got to say I agree!

Perfect Stag House 5/5

Myself and my friends stayed here for 2 nights and we absolutely loved it. Every room had something going on and there was enough space to accomodate way more than the 17 of us who went. The cleanliness and upkeep of the barn was amazing and the outdoor area with the hot tub and bbq was fantastic. There are plenty of walks nearby up the two hills behind the barn and the town was not too far walk away either where there were shops and pubs ect. (15 mins). The table tennis arena is fantastic and the bedroom facilities are basic but nice and clean so we were also happy with this (best shower pressure ever btw). You can order am Asda or tesco shop directly to the barn as well so you can really relax and not worry about a thing. Thanks alot!

Long weekend at the Barn with family 5/5

We had a great long family weekend at Howgills Barn, with 17 of us, from grandparents and babies plus two dogs. The facilities were excellent - plenty of space for us all - and we enjoyed a fab time. Sedbergh is a lovely location. Thoroughly enjoyed and recommended.

School residential 5/5

We took 27 children to the barn on a 3 day residential. The barn was spotless when we arrived! The staff could not have done anymore to make sure we had everything we needed on arrival. The location of the barn is awesome and perfect for any form of school trip. The outdoor meadow provides a great space for activities or just free play. Thank you so much to the staff at the barn for their great service once again.

All I can say is wow! Was fabulous from start to finish with everything you could ever need! And the hot tub is fabulous!

Barn Stay 5/5

Prior to our visit, communication was excellent and a great service was provided to meet the needs for the duration of the stay. The barn’s facilities were superb, and the whole accommodation was very clean. Check in/out was incredibly easy and contact details were provided for any questions that we had during our time there. We were also provided contact details for a takeaway service which delivered some great food. The rooms with en-suite bathrooms were very comfortable and the separate upstairs lounge area was great to relax in. Thanks again for a fantastic weekend; I would certainly recommend and would love to book again in the future!

Great weekend all round 4.8/5

We had a great weekend celebrating and were initially surprised at how large the space was. At no point did we feel cramped or like there wasn't enough living space. We got one good night (no rain) and the outside space was lovely. I can imagine in summer this would be brilliant. The hot tub is also very big. The road up to the barn, if you're not used to country roads may be a bit jarring but for any confident driver, taking it slowly you'll be absolutely grand. Great stay with great service from the team in the lead up and after.

Blair Stuart | 16 March 2020

Amazing stay in an amazing location 5/5

Upon arriving at the barn, felt welcome and everything was pretty much ready for us (a few minor things from previous people being dealt with but no issue for us at all). Rooms were made up and clean. Kitchen with plenty of facilities for a large party. Hot tub was amazing. Staff were super friendly and helpful. The location was excellent, you can walk straight out into the fells and Sedbergh is a quick walk away too. Thank you for an amazing stay, the whole package was perfect for what we needed.

Gemma Fenwick | 26 February 2020

Amazing stay, highly recommend 5/5

Howgills barn is amazing! We were a group of 34 celebrating my husbands 40th. Howgills was the perfect venue, great communal areas, rooms were perfect all with en suites, massive kitchens and even better a beer fridge, the hot tub was also amazing. The location was brilliant being only a short walk into sedbergh. Most importantly, the team at Howgills were brilliant, from the initial enquiry to Nigel, through to speaking to Amy & Dawn on what became almost a daily basis in the weeks running up to the surprise, no questions were too much bother for the team and they always responded so quickly and went out of their way to help us. This made our stay even more perfect and we all had such a brilliant time. I cannot recommend Howgills barn enough and we are already planning our next visit! Thank you again Amy, Nigel & Dawn!

Alex Hewitt | 04 February 2020

This was our second stay at Howgills barn and it certainly won't be our last. 5/5

As soon as we all arrived, it felt like we'd never left. We decided there and then that a trip to the barn is going to be our yearly get together from now on. The barn itself is well laid out and the lounge and dining area fit all of us in comfortably. There are books to read and board games to play as well as a great music system to hook your phone up to. There is also a snug so you won't miss your favourite team playing or your favourite episode on the TV. Bedrooms are all ensuite and beds are comfortable. The drying room is fab for putting your cozzies in after a soak in the hot tub. Kitchens (there are 2) are well equipped the patio area provides lots of seating space and bbq's which we actually used in January! The location of the barn is fab with lots of walks/hikes on the doorstep and the village is only a 2 minute drive /10 minute stroll away. The village offers lots of little shops, a number of pubs and a well stocked spar (poshest spar I've ever seen) as well as cafes, restaurants and a fab little takeaway. I think the barn is perfect for a get together with friends or family and Nigel, Liz and the team do a great job. Lookig forward to seeing you all next year. Sarah, Si & the gang x

Sarah Astles | 20 January 2020

A wonderful place for a group holiday. 4.7/5

A fabulous place to celebrate New Year. Very well equipped for cooking for a large group and comfortable bedrooms and living space. The separate TV room was great for the kids, as was the playing field and games room. Excellent walks from the door and close the village amenities. We’ll definitely be back!

Brilliant bunk barn 4.7/5

Cannot recommend this barn enough, it was absolutely perfect for our needs and we had a blast. We are a group of 7 families with kids and stayed over a weekend (Fri/ Sat nights). The accommodation and layout was perfect; the barn is really spacious and very comfortable, even for our group of 14 adults and 19 children! Plenty of room for everyone. The luxury of underfloor heating and hot tub sets it apart from other similar places we have stayed. It has all the facilities you need for group catering and brilliantly spacious drying/ laundry rooms. Great tv/ comfy room separate from the main living/ dining area, fab playroom with table tennis and lovely outdoor space with field, benches, bbqs etc. Easy walking distance of the picturesque town of Sedbergh and we had a trip out to the playground and on up to Howgill Fells ice cream farm, which was ace. Plenty of parking outside the property. Worth noting is that the access lane is quite narrow any anything much bigger than the large people carrier/ SUV type vehicles we had might struggle on the narrow bends. Very helpful/ friendly owners and an easy booking process. We loved everything about it, I’m sure we’ll be back!

Our wedding 5/5

We booked the whole venue from Friday to Monday for our wedding. The staff were amazing, the venue was perfect, the setting was stunning. We couldn't have asked for the day to have gone better. It was great having the whole place on the Sunday and Monday as well so we could relax, use the hot tub and enjoy ourselves.

Perfect location and set-up 4.7/5

Brilliant space and fully equipped for a big get together with friends. Most impressive of all however was the customer service and welcoming nature of all the staff involved. Easy going and there whenever needed. We’ll definitely be back.

Ideal venue for an informal family celebration 4.8/5

Our extended family loved the Bunkhouse and its location. The ability to accommodate three generations of our family in a private peaceful and stunning location made it a memorable experience. The housekeeping team were available to sort any minor problems and we found the service friendly and efficient. Don't be put off by the narrow access track from the village of Sedbergh. It's worth it, and once you are parked there is no need to drive as good walks and shops and eateries are within comfortable walking distance . I recommend the hot tub...it has great entertainment value for both children and adults even in the rain!

Unforgettable staying at HOWGILLS BUNK BARN 4.8/5

We spent 5 wonderful days and calm nights at the barn. It's been my fifth time here and I always feel like I am at home and so do my collegues. We had two cloudless, warm summer days, so we enjoyed staying outside on the terrace adoring the beautiful nature and the sheep surrounding us. The children also liked the peaceful countryside and to my surprise preferred it to the noisy and hectic London. They liked the rooms and comfortable beds a lot. The teachers loved spending one evening in a jacuzzi, relaxing from a very busy day. I thank you very much for your hospitality and perfect accommodation also on behalf of the whole Slovenian group. Best regards Rosana

Another fabulous stay 4.7/5

This was our 7th visit to Howgills Barn. It is now an annual event with 8 families coming together for a great weekend break. Our children love the freedom of spending time outdoors and are always so excited to come to the barn. It’s now become a home from home, providing a place to relax, unwind, laugh and have fun. Already looking forward to visit number 8!!!!

Fantastic stay again at Howgills Barn. 5/5

Just returned from our second stay at Howgills Barn. We are a group of 27 who came down from Edinburgh for a walking weekend. The Barn is excellent for large groups with en-suite rooms, large social living room and 2 kitchens. It also has a drying room which was great after coming in from the hills. The hot tub was really nice to each aching muscles. We had a BBQ on the Saturday night and there is a great butcher in the village to pick up supplies.

3rd Year and we'll be back for a fourth 4.8/5

Whilst it is a very efficient, well structured business, the owners remain down to Earth, approachable and flexible. They are also very helpful and respond swiftly to any requests or questions. The location is beautiful. The facilities far exceed what one would expect for a "Bunk Barn".

Fantastic bunk barn, loads to do and in a beautiful location 5/5

We were all so pleased with the bunk barn. There are lovely views in every direction and it is so peaceful and beautiful. There are lovely walks from the property and my kids loved playing in the nearby stream and walking up the big hill. We had lots of kids and teenagers in our group and they were never bored, they loved the hot tub, football field and table tennis. The communal sitting areas in the main part of the bunk barn and in the court yard are great spaces for socialising, there are plenty of sofas and tables. The bunk barn is well equipped for a big group and we thought it was great. Thanks for a super weekend!

21st Birthday Celebrations! 4.3/5

20 of us stayed in the barn over the weekend for my 21st birthday and we absolutely loved it! Sonos bluetooth speakers are set up in the living room which were so easy to connect to and provided entertainment all night. The hot tub was definitely the favourite addition & provided laughs through the night. The table tennis room was perfect for beer pong which became hilariously competitive. We ate lunch at the Dalesman which was recommended by Nigel and the food was amazing with such reasonably priced drinks; was also playing the rugby which went down a treat with the boys. All in all a perfect weekends stay in a glorious location- amazing city break!!!

Great accommodation for large parties 5/5

I had the pleasure of booking this amazing barn for a weekend of fun with my friends. From the booking stage right until departure nothing was too much trouble for anyone. They assisted with payment queries, sorted rooming configurations and greeted everyone who arrived. Nothing was too much trouble! The weather was great so they even supplied us with the coal and fire lighter for the BBQ. The barn itself is a great find - children had a separate play area and loved the freedom of the house. The hot tub was utilised to the max - great time had by all. Thank you and we will be back next year - we are planning on using this for many years to come!
